New Office Development Set for Meath Street

Salamisso Developments has just been approved planning permission for a new mixed use development including apartments, a shop and “own-door” office suites called Tram Yard Exchange, located on Carman’s Hall, Dublin 8.

The promotion of the property says the new c.14,000sq ft mixed-use development aims to form part of a new quarter that will help revitalise the area.

The ground floor will contain a café unit and two retail units along with secure bicycle parking spaces and ancillary service spaces for the development. The upper floors will accommodate two independent buildings with one side containing offices on 1st – 3rd floors accessed using their own lobby/stairs/lift/etc, and the other side containing six apartments from 1st – 3rd floor with a roof terrace above.

Architecturally designed by Horan Rainsford Architects, a high level of detail has been provided in designing the revitalised streetscape and the new independent entrance lobby via which the tenants can access their office suites. The contemporary lobby interior will utilise high-quality modern finishes and bespoke lighting design. The prestigious new office suites are situated on the upper floors of this new development and have floor plates of c. 1,850sq ft each. The offices benefit from independent access from street level via a spacious lobby area incorporating reception area, lift and stairs. The office tenants will have access to secure bicycle parking at ground level and integrated balcony terrace area on upper floors.

The building will certainly mark a dramatic departure for the current dilapidated site.
