
Dublin City Council submits planning applications for a regeneration of the Basin Street flats and its Forbes Lane depot

Dublin City Council has submitted planning applications for two new social housing developments in The Liberties.
A planned regeneration of the 1950’s Basin Street complex will see the existing flats demolished in phases, and the construction of 171 apartments set within a series of new blocks and one retained and refurbished building. Designed by Coady Architects, the proposals include a créche and a new community/ cultural space as well as private landscaped areas.
The existing green area, known as Oisin Kelly Park, will be relocated to the south of the site, creating a new parkland and amenity for the surrounding community. A new north to south street will be developed, linking Basin Street Lower to the park.
Ahead of construction, a process to move residents and decant the existing buildings will take place, with a likely phased demolition and construction programme following.
The Council has also submitted plans for a new social housing scheme at Forbes Lane. The site at the corner of Marrowbone Lane, which is currently a Road Maintenance Depot, will be developed with two new blocks ranging from 5 to 7 storeys, comprising 108 apartments, together with a community arts space and new public realm. Forbes Lane will be widened under the proposal to improve pedestrian and cycling facilities and new crossings points are proposed on Marrowbone Lane. The scheme is designed by M.Corm Architects.
Both proposals are now subject to planning applications by the local authority, known as Part VIII. Public consultations on both plans continue until 26th November 2024.
