Latest Phase of Donore Project Announced

The Land Development Agency (LDA) and Dublin City Council (DCC) have submitted a planning application for 123 new homes at Donore Project in Dublin 8.  The homes are proposed as part of Phase 2 of the Donore Project development where the LDA and DCC are already developing 542 homes.

The proposed plans involve separate sites of a combined 3.186-hectares in total at the former St Teresa’s Gardens social housing complex on Donore Avenue in Dublin 8. They also include a much-anticipated municipal multi-sport playing pitch and a new public park.

The Donore Project will also include key pieces of infrastructure such as roadways, pedestrian and cycle infrastructure, emergency access routes and drainage infrastructure and planting which will facilitate sustainable urban drainage and improve biodiversity in this built-up urban area.

The homes are proposed to be developed on two separate sites and involve a total of 103 cost rental and 20 social homes.

One of the two proposed residential buildings consists of a single apartment block of up to 16-storeys in height which will provide 1 studio apartment, 71 one-bedroom and 31 two-bedroom apartments. The second building comprises a single 3-storey block with ground floor and duplex apartments including 2 one-bedroom, 8 two-bedroom and 10 three-bedroom apartments, all with own-door access.

The proposed municipal playing pitch is a full-sized GAA pitch which will provide for multi-sports functions along with a variety of landscaped playground, exercise and open spaces, ensuring a wide range of public amenity uses are provided for.

The new public park will be over 3,600 sq. metres in size and will be located to the north of existing houses on the South Circular Road and east of the former Bailey Gibson site.

If approved and once completed, the new homes and amenities will be a key part of the overall Donore Project development.

As part of Phase 1, construction is ongoing on a total of 542 new homes involving 389 cost rental and 153 social housing apartments. Phase 2, if approved would bring the overall total of new homes to 665. Donore Project is also set to deliver a series of transformative amenities and facilities that will add significantly to the surrounding area,  including a creche, community spaces, a café, retail units and a mobility hub as well as a new home for Donore Boxing Club.

The development will also open new routes between Donore Avenue, South Circular Road and Cork Street to support the creation of a revitalised and integrated neighbourhood.

The planning application for Phase 2 follows an extensive public consultation process. It has been submitted under the Part 8 process, which is used by local authorities to seek permission for development projects on their own lands.

Construction is scheduled to start on Phase 2 of Donore Project in 2027 with the playing pitch completed by the end of that year and the homes completed by the end of 2028. The first of the Phase 1 homes are due to be completed later this year.
