Public Consultation on Phase 2 of Donore Project Launched

The Land Development Agency and Dublin City Council have launched a public consultation on the next phase of development at the Donore Project – a major redevelopment site that includes the former St Teresa’s Gardens.

With first phase currently under construction, including 542 new homes, Phase 2 will deliver a further 124 new affordable and social homes alongside significant new community infrastructure, including a full-size GAA championship-sized pitch and public park amenities. These amenities will be added to the expected crèche, community spaces, café/retail unit, mobility hub, and a new home for Donore Boxing Club all being developed in Phase 1. Construction is progressing well, with first homes expected in early 2027.

Phase 2 represents a critical continuation of this vision, completing the development of DCC-owned lands and further embedding a sustainable, connected and vibrant community. In addition to new homes, the plans include:

  • A GAA championship-size pitch (130m x 80m) with full run-off area;
  • A new public park, including play areas for children and teenagers;
  • Outdoor exercise and recreation facilities;
  • Multi-use open space and improved pedestrian routes designed for accessibility and safety.

The delivery of the playing pitch is a particularly significant element of the proposal, addressing a long-standing gap in local sports infrastructure and supporting healthier, more active communities in the South West Inner City.

The Donore Project forms part of a wider masterplan encompassing adjacent lands, including the former Player Wills and Bailey Gibson sites.
